Landlords earn 30% more renting the apartment by rooms than the entire unit
The rental market is in a moment of constant change mainly due to the social and economic changes that are being experienced. Shared housing is becoming an attractive offer for tenants on a tight budget that does not allow them to opt for private housing.
This residential type increased 4.6% last year and plans to follow this trend. In Spain there are already 570,000 homes of this type and Madrid leads the list with more than 100,000 shared homes.

According to Artacho, one out of every two owners who choose his platform opts for room rental. This form of rental provides 30% more income than if the entire property is rented to a tenant. For this reason, the number of professional owners has increased by 25% in the last year, especially in large cities such as Barcelona or Madrid, which have a large number of university students.

The preferred ones are the large, central and renovated apartments
For this type of rental not everything is worth it. There is a specific profile that these flats have to follow to be rented by rooms easily. The most important feature is the size. It must be a large apartment with four or more rooms, well located, recently renovated and if possible outside.
As for the rental price per room, this is between 200 and 550 euros per month compared to the 500 - 2,500 euros approximately that it costs to rent a whole house.
The areas most in demand by tenants in Madrid are the Salamanca, Malasaña and Chamberí neighborhoods. Paseo de Gracia, Barceloneta, CiutatVella and Eixample are the most popular in Barcelona. On the other hand, in Seville they prefer the area of the old town, Santa Justa and Remedios; while in Granada they stay with the center, Ronda, Beiro and Albaicín.
